Is now a good time to Buy or Sell?

The real estate market fluctuates between a “buyer’s market”, a “balanced market”, and a “seller’s market”. These terms are really just three low/average/high thirds of a pricing spectrum. The start of 2021 began the strongest Seller’s market nationwide since 2006. Inventory was historically low, and so were interest rates. This means there were more buyers in the market, with less homes to buy—so prices went up. How do I increase the value of my Home?

How do Home Appraisals work?

There is a big difference between a “Pre-listing appraisal” (ordered by a Seller as part of the seller process), and a traditional “appraisal” (which is ordered by a Buyer’s lender as part of the home buying process). Pre-listing appraisal values are typically much more conservative than an appraisal ordered by a Buyer’s lender…Appraisers do not want to tell a homeowner their home is worth more than it’s actually worth. Conversely, when an appraiser has a Sales Contract in hand from a Buyer’s lender, the Appraiser already knows there’s a Buyer willing to pay a certain price, so they seem to seek ways to justify that price, rather than taking a more conservative pre-listing approach. Call us today to discuss your property to determine is an appraisal is necessary in your particular case.
